RentiaOS charges 8% flat on collected rent, plus a Starter plan at $29/month. There is no leasing-fee markup beyond a half-month placement fee, no maintenance markup, and no setup fee. Traditional managers charge 10–12% plus a 50–100% first-month placement fee and 10–15% maintenance markups on every job.

What’s the difference between Starter, Growth, and Portfolio?

Starter ($29/mo) covers 1–2 units and ships the core AI platform: tenant screening, lease generation, self-guided smart-lock tours, rent collection, and maintenance work orders. Growth ($79/mo) adds listing syndication to Zillow and six other sites, revenue optimization, monthly owner statements, and a multi-property dashboard for 3–10 units. Portfolio ($199/mo) is for 10+ units and adds a dedicated account manager, a custom vendor network, bulk property import, and priority support with a 1-hour SLA.

Every plan includes the full AI platform and the 8% flat management fee. Pricing scales with the size of your portfolio, not on a per-feature basis.

What markets does RentiaOS serve?

RentiaOS serves landlords across three Texas metros: San Antonio (Bexar County and surrounding suburbs), Austin (Travis, Williamson, and Hays County), and Houston (Harris, Fort Bend, and Montgomery County). How long does onboarding take?

Onboarding takes about 5 minutes per property. Add your address, upload photos, and set your rent.
